Public Works Research

Experience in the civil engineering field matters when conducting research regarding requirements in the public right of way. Most new projects come with conditions that pertain to dedications, street improvements, underground utilities, fire department standards, and street lighting.

 

Zoning Research

What is Zoning? Every lot in the city has a specific designation when it comes to the required setbacks, allowable building heights, specified use, allowable building area, and other requirements specific to the lot. This information can be found in the zoning code or by meeting with a zoning official at your local building department. The zoning code consists of land use regulations set in place to promote safety, public health, consistency, and welfare of the people.

Planning Research

The planning department is usually the first stop when conducting research for a new project. The department is responsible for approving plans that adhere to the cities land use policies and regulations. They are also responsible for making sure that your project aligns with the minimum requirements in the zoning code and managing the historical building inventory. Our team is well versed in making sure that your project adheres to the general plan, specific plan, and overlay districts. Depending on the size of your project, a conditional use permit (CUP) might be required for project approval. The process is lengthy and requires expertise in understanding the preparation of the CUP package and assisting the project through the process until entitlement.
